The James Bond Guide To Twitter and Real Estate Marketing

How would the world’s greatest agent use Twitter?

He busts out the coolest freakin gadgets while beating down the worst of the baddies (with time to spare for wooing the ladies)… all without breaking a sweat. Seriously, what guy wouldn’t want to be James Bond, Realtor?

Given that he’s the coolest agent, what tools and tactics would James Bond, Realtor use with Twitter (obviously, the current coolest social app) to market his real estate expertise?

Twitter
Yes, first thing he would get is a Twitter account. He’d be sure to point his profile to his website and he’d definitely follow @MarkEckenrode ;)

This is how he gets intel. Bond would make sure he was alerted to any important activity in his area.

Names, market news, websites, keywords… Bond would know ALL mentions of these things and be able to respond in true StomperAgent fashion.

TwitDir
This is how he locates his prey people. Bond, a wise StomperAgent, would want to find and know what persons of interest are up to and be able to connect with them at a tweet’s notice. It’s how he infiltrates a market.

Another agent encroaching on your turf? Developer of interest? Investor making moves? Working a niche market and want to locate others in the niche?

Bond can easily search for, find, and follow people based on name, location, even profile descriptions.

Another way he hooks it up. Bond would locate other Twitter users in his immediate area and follow them. It’s another way he infiltrates a market.

Bond, being a smooth operator, wouldn’t bust out and yell, “Hey, I’m a Realtor.” Blatant advertising won’t work in social communities. Nope, he’d join in on their conversations, contribute to them.

To let folks know he’s a Realtor he’d drop the occassional tweet, “Just showed buyer clients 6 homes today. Found one they liked too. Off to write on offer.”

Bond would track his steps - to see what activities brings him the most action.

Any link he posted he’d make sure it was a tracked link so he could see how many people clicked on it. He would also test to see which type of tweet got the most response.

Using two different tracking links…

He’d send out one tweet, “Why doom-and-gloom prophets are dead wrong. Here’s where the real money is if you’re investing in real estate <tracking link 1 here>”

He’d test that headline against “Here’s how to invest in real estate during a doom-and-gloom economy <tracking link 2 here>”

By consistently doing this, Bond would know what types of headlines and angles get the biggest response.

Bond would have a blog for his listings. Because he’s smart, that’s why. He’d also create a Twitter account just for his listings (something like @MyTownHomeListings) and use TwitterFeed to syndicate his listings to that Twitter account.

Bond always has cool ways to send messages and communicate with others. He’d definitely use this tool on his website and blog posts to make it easy for folks to spread the word about him.

Bond would be watching this one to see how it takes off. It has potential but not widely adopted just yet.
