
A $27,995,000 house. That’s one hell of a commission. So, how would you market this mansion for sale by Mr. Playboy, Hugh Hefner?
Yup, Hef is looking to unload this property.

The two-story, 7,300-square-foot English manor-style home at 500 S. Mapleton Drive home was built in 1929.
The home boasts five bedrooms, seven bathrooms, a library and commons area for staff. Some of the walls are hand-painted, and there is a hand-carved staircase.
The home sits on 2.3 acres which border the Los Angeles Country Club and has a pool.

Well….
I would at least have more than 5 pictures of the property.
With this type of property though are buyers looking on the internet. A buyer of a 27 million dollar property is not your typical internet buyer (I would think)
Does the property have its own website? even if it did I doubt it would be found by a google search since trulia owns the top spot for the search phrase “500 mapleton drive” and being a new domain “possibly” it might even be sandboxed.
Either way I would still create a custom site for this house and i’m not talking about some cheasy 40 single property site. But something with at least some thought put into it and CRAP loads of pictures.
I bet Mrs. Hefner doesn’t want people touring the house all the time just so they can see it and determine if they want it.
Over all, since I’m not an RE Agent I don’t know what would be the best marketing for this property, but I can tell you it looks like not enough is being done.

I would be contacting every ” Heavy- Hitter” in the area and everyone that knows them. The movie stars, sports and music stars, owners of big businesses, high end investors and all the reps for these people out there. Also I would be selling Hugh Hefner not the house. People are attracted to what they are buying and the
“Home of Hugh Hefner” would be the biggest selling point to the home. Advertise that all parties involved in buying the home will recieve an autographed photo with Hefner AND the cute bunnies — IF they wanted the autographs.
SEX SELLS, and to have the bragging rights of buying Hugh Hefners house would make the buyers ” King Of The Hill”

Seriously, You’d have to market it overseas as well as at home. I’d certainly get some interior shots. Surely, Hef can afford to have it staged. Then, of course, put the word out to other “luxury agents”. They’re the ones that will have someone in their database.

I would Move in and start my own reality realty show until it sold. Internet camera every where. Half way through sell Raffle ticket to the whole world 1000 bucks a piece with commemorative tickets with your picture photoshoped in with your bunny you of choice.
Open house only with the purchase of a ticket.
that is why I’m the no risk realtor. That how I would sell it. Not sure How i would sell this to my wife.
Oh yea, Mark would have to move in also to help with marketing.

@Loren Nason – an independent website would go a long ways to putting eyeballs on it, i agree. odd that much of this seems to missing in the current marketing plan.
@Seve – i definitely agree that his is a lifestyle house and someone who would drop $28mill on a home near Hef is interested in lifestyle. definitely play that up.
@Ken Montville – other luxury agents are probably going to be your best avenues, i think. it’s not like you could find this type of buyer through a newspaper classified… gotta find the folks who already rub elbows with them.

definitely not my price point, actually about $27.5 million less is the area I tend to hang out. The listing agent definitely should have free range given the commish being paid out.
I’m sure they could hit up lux business travelers and hedge fund suits to pull this one out.
The Zillow listing certainly doesn’t give it any justice. I’m with Jim and Loren, fire up some custom property sites and get a live video feed in there. Some major network is sure to pick up on it.
